Bella Terra
Gated entry does not mean all roads are private; public CDD streets and private amenity rights remain separate from master and property-type association obligations.

Before you choose Bella Terra
Estero community east of I-75, with lakes and preserve context.
Homes and setting
Single-family homes, condominiums, villas and townhomes, with separate associations.
Amenities and access
Clubhouse, pool/spa, fitness, tennis, pickleball, bocce, basketball, playground and other recreation described in association and CDD overviews.
Access depends on the property and applicable membership terms.
What ownership includes—and what to verify
The Master Association, property-type subassociation and Habitat CDD perform different roles. Public infrastructure and CDD roads are distinct from private amenity rights; August 2026 CDD minutes expressly describe a gated community with public streets. Do not equate a gate with wholly private roads or unrestricted amenity access.
Property-specific buyer checks
- Match the home to Master plus condo/villa/townhome/single-family documents and charges.
- Check Habitat CDD non-ad valorem assessments on the parcel tax bill separately from HOA dues.
- Review current 2025 restated declaration and subsequent amendments, maintenance allocations, budgets and any pending projects.
- Request current adopted budgets, estoppels, assessments, insurance, reserves and applicable association documents for the exact property.
- Check current pet, rental, parking, guest, purchase-approval and architectural rules; do not infer permissions from another neighborhood or listing.
- Verify parcel flood information, insurance and total recurring costs independently; gates do not establish safety or freedom from flood risk.
Request current master and local association budgets, estoppel, insurance, reserves, assessments and transfer charges. Verify rental, pet, vehicle and applicable occupancy rules. Review flood and elevation information by parcel.
