Before you choose Pelican Preserve
Gated 55+ community in the Treeline/Colonial area, with Town Center, nature and recreation amenities.
55+ community: Verify current purchaser, occupancy and guest requirements for the particular property.
Homes and setting
Single-family, villa, carriage-home or condominium ownership must be confirmed for the exact property and neighborhood association.
Amenities and access
Town Center pools, fitness, dining, arts/woodshop, nature boardwalk and racquet/recreation facilities. Golf club is a separate membership decision.
Access depends on the property and applicable membership terms.
What ownership includes—and what to verify
The Community Association owns and operates Town Center facilities; local neighborhood associations and Gateway Services CDD have additional roles. Official history says much of the roads, lakes, preserves, infrastructure and guardhouse belong to GSCDD. The golf club offers separate Golf and Social categories; homeownership does not establish included full golf.
Property-specific buyer checks
- Confirm age/occupancy eligibility, guest rules and required purchaser documentation for the chosen property.
- Compare Community Association and local association charges, CDD tax assessments, insurance and maintenance obligations.
- Obtain written golf/social eligibility, transfer terms and availability directly from the club; do not generalize from marketing incentives.
- Request current adopted budgets, estoppels, assessments, insurance, reserves and applicable association documents for the exact property.
- Check current pet, rental, parking, guest, purchase-approval and architectural rules; do not infer permissions from another neighborhood or listing.
- Verify parcel flood information, insurance and total recurring costs independently; gates do not establish safety or freedom from flood risk.
Request current master and local association budgets, estoppel, insurance, reserves, assessments and transfer charges. Verify rental, pet, vehicle and applicable occupancy rules. Review flood and elevation information by parcel.
