What ownership includes—and what to verify
The Cove has a residential community association and private resident amenity campus. West Port CDD is a separate local-government district; buyers should establish the parcel's actual district/assessment area and all association obligations rather than borrow another West Port village's fee or amenity package.
Property-specific buyer checks
- Review the current budget, reserves, assessments, estoppel and closing obligations for the exact property and each applicable association.
- Confirm current leasing, pet, parking, guest and exterior-change rules.
- Evaluate property condition, survey, flood/elevation information, insurance and storm history individually.
- Confirm the exact recorded Cove association and district assessment area on the contract, estoppel and tax bill.
- Verify current completed amenities, guest/program rules and any separate activity costs.
- For a new home, compare the signed specifications, warranty, lot plan and construction obligations with marketing representations.
- Review drainage, lake, access and utility easements and any continuing nearby construction.
- Confirm the selected property is in The Cove before expecting its private resident amenity access.
Request current master and local association budgets, estoppel, insurance, reserves, assessments and transfer charges. Verify rental, pet, vehicle and applicable occupancy rules. Review flood and elevation information by parcel.
