Two towers, separate records

Identify the exact condominium

Tower Address County year built DBPR units Project
Marina South I 5781 Cape Harbour Drive 2006 110 PR71000
Marina South II 5793 Cape Harbour Drive 2007 110 PR71494

The county’s construction year is distinct from a condominium recording date. Florida’s public project register lists these as separate 110-unit projects. A contractor’s November 2014 qualifications portfolio describes the complex as two 15-story buildings, with completion listed as May 2007. That portfolio gives project-level context; the county years above remain tower-specific.

Residences & floor plans

The contractor’s historical portfolio describes residences ranging approximately from 1,200 to 1,800 square feet. It does not establish the measurement method or the current layout of every home. Verified original residence drawings and interior/terrace area comparisons remain to be collected. Confirm the tower, residence stack, floor level and recorded boundaries before comparing a plan.

The marina setting

Safe Harbor Cape Harbour describes wet and transient slips, dry storage, a fuel dock, vessel services, restaurants and shops within the waterfront complex. These are marina services; buying a condominium does not establish that a slip, service or membership is included. Confirm separate arrangements, availability and costs directly with the operator.

Condominium amenity ownership and access rights require the tower’s governing documents. Building-specific pool, fitness and other facility rights have not yet been verified from current association records in this guide.

Documents & ownership costs

The correct tower’s packet

Obtain the declaration, amendments, current rules, adopted budget, financial statements and assessment notices for the actual project. Do not apply a document from Marina South I to Marina South II without confirming that it governs both.

Shared arrangements and reserves

Request shared-building agreements, any master-association obligations, parking and storage assignments, applicable inspection reports and reserve studies. Compare dated projections with current budgets and documented work.

Current dues, assessments, rental and pet policies remain unverified here. The original developer’s photograph is retained at 1,920 × 1,280 pixels in the media library; this page uses a smaller web copy.

Questions for a showing

  • Which legal project, tower and residence stack are being offered?
  • What are the terrace exposure, room arrangement and documented interior area?
  • Which parking and storage rights belong to the unit?
  • Which community facilities are included, and which require separate arrangements?
  • What do the latest tower-specific reserve and inspection records show?

Frequently asked questions

Are both towers completed? Yes. County records identify construction years of 2006 and 2007.

How many units are recorded? DBPR lists 110 in each project, for 220 across the two separately recorded condominiums.

Does condo ownership include a boat slip? This guide does not establish a slip entitlement. Confirm recorded rights and any separate marina contract.
