Write an operation brief
Watch: Commercial Property Search Checklist
Start with how your business will use the space, its access and parking needs, and your timing and budget. Review property-specific requirements with the appropriate professionals.
Your Commercial Property Search Brief
Copy these prompts into a short brief for Ty and Mary. Mark requirements as essential, preferred or still undecided before comparing candidate addresses.
- Operation: describe what the business will do on site, who will visit, typical staffing and hours, and delivery or storage needs.
- Space and systems: list the approximate usable space, room arrangement, equipment, loading and utility needs. Note which measurements or capacities still require professional confirmation.
- Location and timing: identify preferred areas, access priorities, target occupancy date and any flexibility in the schedule.
- Transaction: state whether you are considering a purchase, lease or both. Keep property costs, improvement estimates and business equipment needs in separate fields.
List the proposed activity, customer visits, staffing, deliveries, equipment, operating hours, space needs and any outdoor storage or special utility requirements. Use that brief to compare sites consistently. A broad listing category such as commercial or industrial does not establish approval for a particular business.
Confirm jurisdiction and permitted use
Identify the property’s jurisdiction and parcel information. Ask the responsible planning or zoning authority about the proposed use and any approvals needed. Lee County offers a zoning verification process for specific parcels; its verification letter does not authorize development activity. Properties within municipalities require inquiry with the appropriate city.
Compare access and site layout
A Consistent Site-Review Checklist
Use the same four categories for each candidate property. Keep an observation, a listing statement and an official or specialist response clearly identified by source.
Swipe the table left or right to read all columns.
| Review area | What to compare | Evidence and next action |
|---|---|---|
| Use and jurisdiction | Exact address, parcel and proposed operation | Identify the responsible authority; retain written responses and list any approvals or questions still outstanding. |
| Access and layout | Customer access, parking, deliveries, loading and circulation | Record what you observed, available plans and any specialist review needed for the proposed arrangement. |
| Condition and systems | Building condition, utilities and planned alterations | Track available records, inspection findings and estimates, with their dates and assumptions. |
| Documents and timing | Proposed terms, responsibilities and target occupancy | Record the documents to review with advisers and the next action for each unanswered question. |
For each open item, note the question, person or source responsible for the response, last update and next follow-up date. Use documented, awaiting information or needs professional review as working labels; those labels do not establish an approval.
Consider entrances, vehicle circulation, parking, loading, visibility and the building’s arrangement. Distinguish customer-facing requirements from warehouse, service or storage needs. Ask qualified professionals to assess the layout where accessibility, alterations or specialized systems affect the intended operation.
Investigate condition and utilities
Gather available surveys, plans, permits, maintenance records and information about utilities and systems. Determine which inspections and environmental investigations are appropriate with qualified advisers. Record what is documented and what is still assumed. Include prospective improvements and ongoing maintenance in your comparison.
Review the transaction documents
For a purchase, identify property and title information to review with the appropriate professionals. For a lease, evaluate written terms such as the premises, permitted use, charges, maintenance responsibilities, alterations and timing with your advisers. Do not compare properties using a headline price alone.
