Lease or Buy Commercial Space in Fort Myers?

Start with what the business needs to do at the property. A sale price or base rent does not establish permitted use, readiness for occupancy or the full cost of operating there.

Define the operation before selecting a building

Write down the activity, staffing, customer access, loading, storage, parking and equipment requirements. Identify any special power, ventilation or accessibility needs. Ask the responsible authority whether the proposed use is permitted at the actual address and what approvals may be required. A prior occupant’s use does not settle your project.

Compare complete occupancy costs

Your Lease-or-Purchase Comparison Worksheet

Use one column for each actual proposal. Keep the same intended occupancy period in view and record the source, date and assumptions behind each figure. Mark missing figures as unknown rather than zero.

Swipe the table left or right to read all columns.

Questions to organize a commercial lease and purchase comparison
Comparison item Lease proposal Purchase proposal
Comparison period Record the proposed lease term and intended occupancy period. Record the intended ownership and occupancy period.
Initial cash needs List deposits, initial payments and your share of preparation work from the proposal. List proposed acquisition, financing, closing and preparation items from the relevant sources.
Recurring expenses Record base rent, additional charges, stated increases and assigned responsibilities. Record financing, tax, insurance, maintenance and other estimates with their sources and dates.
Space preparation Record landlord work, tenant work, allowances and unresolved delivery questions. Record site investigations, proposed work and unresolved readiness questions.
Future changes List terms to review if the business grows, changes use or needs to move. List financing, holding-period and future property-use questions for your advisers.

Keep refundable deposits, estimated expenses and proposed payments clearly labeled. Take the completed information to the appropriate advisers to evaluate the alternatives; this worksheet does not select an option or establish a total cost.

For a lease, identify base rent, additional charges, utilities, insurance responsibilities, deposits and stated increases. For a purchase, gather financing, closing, tax, insurance and maintenance assumptions. Keep build-out and equipment expenses separate. Ask a qualified adviser to help compare the alternatives over the same intended occupancy period.

Document the build-out and delivery condition

Track the Steps to Occupancy

For each candidate space, keep a short readiness log alongside the proposal.

  • Delivery condition: identify what will be provided, the supporting written description and any unanswered question.
  • Work and systems: list planned improvements, available records and estimates, and who will confirm suitability for the operation.
  • Responsibilities: record who is proposed to handle each item and which details still need adviser review or written agreement.
  • Timing: record target dates, dependencies and the source of each timing estimate. Track the next action instead of treating a target opening date as confirmed.

Inspect the space and identify work needed before the business can operate. Request available system and permit records and obtain appropriate contractor estimates. For a lease, clarify the landlord’s work, tenant work, allowances and approval process in writing. For a purchase, establish which investigations and approvals must be completed.

Evaluate flexibility and commitments

Review the proposed lease term, renewal provisions, assignment, signage and permitted-use language with the appropriate adviser. For a purchase, consider financing commitments, anticipated holding period and future property needs. Compare what happens if the business grows, changes its operation or needs to move earlier than expected.

Bring a complete brief to the team

Send Mary and Ty the intended use, approximate space requirement, target location, timing and known facility needs. Include candidate addresses and any proposed terms. We can help focus the property search and coordinate real estate questions; legal, tax, lending and permitting decisions should be addressed by the responsible professionals.

Questions and answers

Is advertised rent the total monthly cost?

Request an itemized proposal. Additional charges and responsibilities depend on the actual terms.

Can I assume a warehouse permits my operation?

Confirm the proposed activity with the responsible authority for that address before treating the space as suitable.
