Before you choose Coconut Creek
Local history: Daniel Wayne Homes says development began in 1990 and describes a restored 1930s hunting cabin adapted for clubhouse use. This is the developer’s account, not a historic-register designation.
Homes and setting
Detached single-family homes. The original developer describes 123 home sites in a gated, two-lake neighborhood.
Amenities and access
Developer-described clubhouse, swimming pool and spa, playground, two tennis courts, sidewalks and lighted streets.
Access depends on the property and applicable membership terms.
What ownership includes—and what to verify
Neighborhood amenities belong in the HOA-document review. No bundled golf, private Gulf beach, marina slip or reciprocal club entitlement is established by the developer's public description.
Property-specific buyer checks
- Obtain the current HOA budget, estoppel, reserves, assessments, amenity rules and common-area maintenance schedule for the specific home.
- Review architectural rules before planning changes to porches, metal roofing, siding, fences or landscaping.
- Compare the exact lot's survey and drainage or lake easements with the intended pool, fence and outdoor use.
- Check current pet, rental, vehicle-parking and visitor-entry rules.
- Review roof and storm-opening condition, repair permits and property-specific flood and insurance quotations; neighborhood style is not a promise of storm performance.
Request current master and local association budgets, estoppel, insurance, reserves, assessments and transfer charges. Verify rental, pet, vehicle and applicable occupancy rules. Review flood and elevation information by parcel.

The story behind the streets.
- Community record
Developer attribution is supported; no founding year or historic clubhouse claim verified from a primary source.

Historical documents, association milestones and construction dates are different records. Current fees, rights and operating conditions require current property-specific confirmation.
Compare the home, not just the neighborhood name.
Developer's own Horse Creek builder page lists Coconut Creek and Caloosa Creek as communities exclusively developed by Daniel Wayne Homes. Developer community history ↗
For a specific residence, compare layout, lot, orientation, parking, alterations and documented condition. A neighborhood guide does not establish that every home shares these characteristics.
Understand the records and responsibilities.
Verify current governing documents, dues, architectural and rental rules. Review the particular home's construction, improvements and flood/elevation history. Developer community history ↗
Request current governing documents and amendments, applicable dues or assessments, insurance information, permits and unit- or parcel-specific assignments before relying on a broad description.
Put everyday destinations in context.
Map the actual entrance and routes you expect to use. McGregor continues toward Punta Rassa and Sanibel; Fort Myers Beach is reached through a San Carlos Boulevard connection. Check destination access and parking separately. County Iona / McGregor planning map ↗
Visit the routes and surroundings at the times you expect to use them. Verify actual sidewalk crossings, public access, parking and current operating conditions during your visit.
Four questions to bring to a showing.
- Verify current governing documents, dues, architectural and rental rules.
- Review the particular home's construction, improvements and flood/elevation history.
- Do not copy third-party claims of 55+ status or amenity lists without governing evidence.
- What current permits, flood and evacuation information, insurance and maintenance records apply to the exact property?
Use these address-specific resources as a starting point. Flood zones and evacuation zones answer different questions; check both.
No neighborhood-wide price, flood status, insurance cost, lease permission or current condition is assumed here. Verify the actual property and current records with the relevant authority and professionals.

Questions, answered.
What does buying here include?
Ask for the exact master and subassociation documents, current costs and recorded amenity rights. A community overview does not establish the rights of every property.
Does the location guarantee a boating route or included club access?
No. Check recorded rights, current rules, membership terms, actual water route and availability for the specific home.
Is this directly on McGregor Boulevard?
Use the location section and exact address. Nearby connector communities are labeled separately and are not represented as fronting McGregor.
