What Does a Southwest Florida Home Really Cost to Own?

Compare the complete ownership budget before comparing monthly payments. This worksheet organizes the figures you need for a Fort Myers, Cape Coral, North Fort Myers or nearby property without substituting generic estimates for actual quotes.

Gather figures for the exact address

Start a separate worksheet for each property. Record the asking or proposed purchase price, financing assumptions, recurring charges and date of each quote. Label every entry quoted, estimated or unknown. Keep the source beside the number so an old listing description does not become a permanent budget assumption.

Separate borrowing costs from property expenses

Ask your lender to explain principal and interest, mortgage insurance if applicable, escrow assumptions and closing costs. Identify which tax and insurance amounts are already included in the quoted payment. Do not add those same charges again when totaling the ownership worksheet. CFPB’s home-buying resources can help you organize lender questions.

Estimate taxes for your purchase circumstances

Use the county property appraiser’s resources and seek an estimate appropriate to your purchase. The current owner’s tax bill is a reference, not a promise of your future bill. Ask about the effect of ownership changes and any exemption eligibility directly with the relevant office. Record non-ad valorem charges separately for clarity.

Get insurance and community details in writing

Obtain property-specific coverage quotes and review deductibles, exclusions and flood coverage with an insurance professional. For a community, request the current dues schedule, what those payments cover, known assessments and any separate club obligations. Check whether a district charge is already reflected in the tax bill before adding it to the total.

Use this monthly comparison worksheet

Create these rows: loan payment; taxes divided by 12; annual insurance divided by 12; association dues converted to monthly; separately billed district or club charges; utilities; routine maintenance; and your chosen repair reserve. Add a separate one-time section for closing, moving, furnishing and immediate work. A repair reserve is your planning allowance, not a quoted property expense.

Questions and answers

Can I use the seller’s costs?

Use them as background, then replace them with your own lender figures, tax estimate and insurance quotes. Your circumstances and coverage choices may differ.

Can the team help compare two properties?

Send both addresses and the figures already obtained. We can help organize the comparison and identify questions for the lender, insurer, association or county office.
