Compare the home you can actually buy
For new construction, identify the lot, floor plan, included finishes and proposed upgrades. Ask for an itemized price for that home rather than using the model’s appearance as the specification. For resale, identify included items, known improvements and work you may want to complete. Keep optional preferences separate from necessary repairs.
Put timing risks into the comparison
Ask about the builder’s projected completion, construction milestones and contract provisions affecting delays. For resale, discuss the seller’s proposed possession and closing timing. If you must coordinate another sale, temporary housing or a move from out of state, map the sequence before choosing solely on an advertised move-in date.
Request financing and incentive details
Obtain written terms for any builder incentive and identify the conditions required to receive it. Compare lender offers using consistent assumptions, including fees and rate terms. Ask your lender how completion timing could affect financing. Treat an incentive as one part of the total transaction, not a substitute for comparing the full cost.
Inspect and document both choices
Ask a qualified inspector about an appropriate inspection plan for the construction stage or completed home. Review available warranty terms for a new home and repair or permit records for a resale home. Write down unresolved items and the responsible contact. Newness alone does not establish that every system meets your expectations.
Review the community before committing
Request current association documents, recurring charges, planned amenities and any obligations attached to the property. Distinguish completed features from advertised future plans. Compare rental, pet, parking and modification rules against your intended use. Mary and Ty can help organize the real estate questions and compare homes that fit your actual priorities.
Questions and answers
Should I choose new construction because repairs are lower?
Compare inspection findings, warranty terms and your own maintenance allowance. Do not assume a universal repair budget for either category.
What should I bring to a builder comparison?
Bring the itemized home price, proposed contract, incentive terms, community charges and your required move-in timing.
